Things that add complexity are unusual designs, unique amenities, location, multiple parcels, site conditions (flood zone, wetlands, steep hillside), zoning, the condition of the improvements, the number of similar comparable sales in the area, etc. A basic residential appraisal can be as low as $500 but most are $600 to $800. A vacant land appraisal can be as low as $400, multifamily start at $750 and commercial appraisals range from $1,200 to $3,000. When you provide an address or specific parcel number I will research the site through public records to determine the complexity and quote you the exact fee required to get the job done.
